Borrowing Power

See what you could borrow.

Three quick questions — about you, your income and your commitments — and you’ll get an estimated borrowing capacity with a serviceability breakdown you can adjust as you go.

Estimates only. Figures are a guide based on the details you enter, not an approval or a credit offer — your actual borrowing capacity depends on each lender’s credit criteria and a full assessment.

What drives a medical professional’s borrowing capacity?

Every lender runs its own serviceability model, but they all look at the same building blocks:

  • How your income is counted. Base salary is simple. Overtime, penalty rates, on-call allowances, locum contracts and private billings are where lenders differ most.
  • HECS/HELP debt. Repayments reduce your capacity, and some lenders weigh them far more heavily than others.
  • Living expenses and dependants. Lenders use either your declared expenses or a benchmark, whichever is higher.
  • Existing debts and credit limits. Credit cards count against you at their limit, not their balance, so closing unused cards can help.
  • The serviceability buffer. Lenders assess your repayments at a rate above the one you’ll actually pay, in line with APRA guidance.

Why calculators and lenders give different answers.

An online calculator applies one set of assumptions. Real lenders don’t. One bank might count all of your hospital overtime; another might count half, or none without two years of history. One treats locum income like a salary; another assesses it like a new business.

That’s why two medical professionals on the same income can be offered very different amounts. We run your figures against the policies of 30+ lenders to find the ones that recognise what you actually earn.

FAQ

Borrowing capacity: common questions

How much can a doctor borrow?

It depends on your income, how it’s made up, your debts and your expenses. Because lenders treat overtime, locum and private income so differently, the same doctor can get very different results from different banks. Our calculator gives a starting estimate; a broker can tell you what the right lender will actually offer.

Does HECS debt reduce my borrowing capacity?

Yes. Lenders deduct your compulsory HECS/HELP repayments from your income. How much this reduces your borrowing power varies between lenders.

Is the calculator result a pre-approval?

No. It’s an estimate based on the details you enter. A pre-approval needs a full application and assessment by a lender.
