What makes a doctor home loan different?

Banks treat doctors as low-risk borrowers with strong long-term earnings, and many run dedicated medico policies as a result. The catch is that these policies differ from lender to lender, and a branch will only ever show you its own.

  • LMI waived at higher LVRs. Eligible doctors can often borrow up to 90%, and with some lenders up to 95%, of the property value without paying Lenders Mortgage Insurance.
  • Your full income counted. Overtime, penalty rates, on-call allowances, locum contracts, salary packaging and private billings are treated very differently between lenders.
  • A gentler view of HECS/HELP. Some lenders’ servicing calculators reduce borrowing power far less for medical graduates with large student debts.
  • Medico pricing. Many lenders offer rate discounts and fee waivers to medical professionals — but only if you ask the right lender.

LMI waiver for doctors.

$6,000 to $30,000

LMI a doctor could avoid on a $600,000 loan, at 1%–5% of the loan amount.

Lenders Mortgage Insurance is a one-off premium, usually 1%–5% of the loan, charged when you borrow more than 80% of the property’s value. It protects the bank, not you.

An LMI waiver lets an eligible doctor buy with a smaller deposit without paying it — keeping tens of thousands of dollars in your pocket or in your offset account. Which lenders offer it, the maximum LVR and any minimum income all vary, which is exactly where a broker earns their keep.

Whatever stage of your medical career.

Medico policies aren’t only for consultants. Depending on your income trajectory, we can access lenders who extend the same benefits earlier in your career:

  • Interns & residents
  • Registrars
  • General Practitioners (GP)
  • Specialists & consultants
  • Surgeons
  • Locums & ABN contractors

Moving between rotations, states or from employment to private practice? Timing your application around those changes matters, and we’ll plan it with you.

Why doctors use a mortgage broker.

Your time is limited and your income is complicated. Dealing with the banks yourself costs hours of both, with no guarantee you land the best deal.

FAQ

Home loans for doctors: common questions

Can junior doctors get an LMI waiver?

Often, yes. Several lenders extend their medico LMI waiver to residents and registrars based on AHPRA registration and income trajectory, not just current salary. Policies vary, so we match you with a lender whose rules fit your stage.

How much deposit does a doctor need to buy a home?

With an LMI waiver, eligible doctors can buy with as little as a 5%–10% deposit (plus purchase costs such as stamp duty) with some lenders, without paying LMI. The exact LVR depends on the lender, your specialty and your income.

Do lenders accept locum or ABN income for doctors?

Some do, and on a shorter trading history than standard self-employed borrowers. Others shade it heavily or want two full years of tax returns. We know which lenders fall into each camp.

Do I need to be AHPRA-registered?

Yes. Lenders verify your registration with AHPRA as part of their medico policy, and some also look at your specialty and years since graduation.
