Can veterinarians get medico home loan benefits?

Yes, with the right lender. Vets are included in some banks’ professional lending policies and left out of others, and the rules on maximum LVR and minimum income differ too. Going to a single bank is a coin toss; comparing 30+ lenders isn’t.

  • LMI waivers for eligible veterinarians, so you can buy with a smaller deposit without paying Lenders Mortgage Insurance.
  • After-hours and emergency income counted by lenders that accept overtime and penalty rates.
  • Locum and contract vets matched with lenders comfortable with ABN income.
  • Practice owners and partners assessed on the right figures from your company or trust.

What an LMI waiver is worth to a vet.

$6,000 to $30,000

LMI a veterinarian could avoid on a $600,000 loan, at 1%–5% of the loan amount.

LMI is usually charged when you borrow more than 80% of a property’s value. Where a lender includes vets in its waiver policy, you keep that premium — often enough to cover your stamp duty or fund your offset account from day one.

Why vets use a specialist broker.

Because vets sit at the edge of most lenders’ medico lists, the wrong application can cost you the waiver entirely. We check eligibility with each lender before you apply, package your income properly, and handle the back-and-forth with the bank while you’re in consults or surgery.

FAQ

Home loans for vets: common questions

Do veterinarians qualify for an LMI waiver?

With some lenders, yes. Eligibility usually depends on registration with your state or territory veterinary board, and sometimes on a minimum income. Because policies differ widely, we confirm eligibility before you apply.

Do vet nurses qualify?

Vet nurses generally aren’t included in lenders’ professional LMI waivers, but we can still find lenders that count shift and overtime income generously and compare government schemes for first home buyers.

I work locum shifts across several clinics. Can I still get a home loan?

Yes. Some lenders assess contractor income on a shorter history than standard self-employed borrowers. We’ll present your income so it’s assessed fairly.
