Dentists & Dental Specialists

Home loans for dentists, whether you’re an associate or a practice owner.

Registered dentists can access many of the same lending benefits as doctors, including LMI waivers. The challenge is usually income: associate percentages, ABN contracts and practice structures that standard bank calculators don’t understand. That’s where we come in.

Mortgage benefits available to dentists.

  • LMI waivers. Many lenders include dentists in their medico policy, letting you borrow at higher LVRs without paying Lenders Mortgage Insurance.
  • Dental specialists included. Orthodontists, periodontists, endodontists, prosthodontists and oral surgeons are typically eligible too.
  • Sharper pricing. Professional-package discounts on rates and fees, when you know which lenders to approach.
  • Investment lending. The same benefits can often apply to investment property, not just your home.
Ask us about LMI waivers for dentists

What an LMI waiver is worth.

$6,000 to $30,000

LMI a dentist could avoid on a $600,000 loan, at 1%–5% of the loan amount.

LMI is normally charged when you borrow more than 80% of a property’s value. For an eligible dentist, a waiver means buying sooner with a smaller deposit, without handing thousands to an insurer that protects the bank.

Dental income, assessed properly.

Most dentists aren’t paid a simple salary, and that’s where standard applications go wrong:

  • Associates on a percentage of billings. Often paid via a service agreement and ABN. Some lenders assess this on a short history; others want two full years of tax returns.
  • Practice owners. Income flowing through a company or trust needs add-backs and the right structure to show your real capacity.
  • Recent graduates. High income growth in the first few years, often alongside HECS/HELP debt, is better understood by some lenders than others.
  • Buying into a practice. Planning your home loan around a practice purchase can protect your borrowing power for both.

We work with your accountant to present your income the way the right lender needs to see it.

FAQ

Home loans for dentists: common questions

Can dentists get a home loan without LMI?

Many lenders waive LMI for AHPRA-registered dentists, typically up to 90% of the property value and sometimes higher. Eligibility, maximum LVR and any minimum income differ by lender.

Do dental hygienists and oral health therapists qualify for an LMI waiver?

Usually not. Most lenders limit their waiver to registered dentists and dental specialists. Hygienists, therapists and prosthetists can still benefit from a broker who finds lenders that treat their income favourably.

I’m an associate paid through an ABN. Can I still borrow?

Yes. Some lenders will assess dental contractor income on a shorter trading history than standard self-employed borrowers. We’ll match you with one that does.

Can I buy a home while I’m buying into a practice?

It’s possible, but the order and structure matter. We’ll plan both so one doesn’t cap your borrowing for the other.
